Job Description Role: Lead Construction Project Manager Location: Central London – Site Based Rate: Up to £500 per day (Outside IR35) Project Overview We are seeking an experienced Construction Project Manager to lead the delivery of a high-end spa and wellness project within one of London’s most iconic super-prime residential developments. This scheme includes complex wet room, pool, and spa facilities, all finished to the highest luxury standards. The role will require a strong understanding of specialist construction sequencing, coordination of trades, and exceptional attention to detail to ensure flawless delivery. Ideal candidates will have experience managing spa, pool, or wet area projects within luxury hotel or super-prime residential environments, where quality, precision, and client satisfaction are paramount. Key Responsibilities Project Leadership Lead day-to-day site delivery, managing the construction of spa and wellness facilities from shell & core through to completion. Oversee sequencing, logistics, and coordination between trades, ensuring all packages are delivered to programme and quality expectations. Drive project delivery with a proactive, hands-on approach, maintaining strong site presence and control. Design & Technical Coordination Work closely with the design team and specialist subcontractors to review drawings, buildability, and technical details. Manage design queries and coordinate specialist spa/pool installations, ensuring integration with MEP and structural elements. Support procurement and installation of bespoke finishes, fixtures, and specialist systems. Quality & Programme Management Ensure all works are executed to super-prime standards with zero defects on completion. Track progress against programme and report on key milestones, risks, and mitigation plans. Oversee commissioning and handover processes for spa and wellness systems. Stakeholder Engagement Act as the key interface between the client, consultants, and site delivery team. Maintain clear communication channels, providing accurate reporting and updates. Resolve challenges efficiently and maintain momentum on site. Required Experience Proven experience as a Construction or Project Manager delivering wet room, pool, spa, or wellness projects. Background in super-prime residential or luxury hotel sectors. Strong understanding of specialist trades coordination, sequencing, and high-quality fit-out delivery. Excellent technical knowledge and familiarity with design coordination and commissioning. Confident communicator, able to lead teams and liaise effectively with senior stakeholders.   • Act as the primary point of contact for clients and stakeholders, ensuring clear communication and efficient issue resolution.

Requirements

  • Significant experience as a Project Manager in the construction industry, specifically with wet rooms, pools, or wellness facilities.
  • A background in super-prime residential or luxury hotel projects.
  • Expertise in coordinating specialist trades and managing high-quality fit-out projects.
  • Strong technical knowledge of design coordination and commissioning processes.
  • Excellent communication and leadership skills to engage effectively with teams and senior stakeholders.
