Overview
The Senior Quantity Surveyor will oversee the commercial management of new-build residential projects valued up to £25 million in London, particularly focusing on procurement, cost control, and commercial reporting. This long-term contract role is ideal for a seasoned professional with a strong background in main contracting or residential development, capable of working autonomously and effectively partnering with project delivery teams to ensure positive outcomes.
Responsibilities
- Take full commercial responsibility for new-build residential projects valued up to £25m.
- Manage the complete commercial lifecycle from pre-construction through to project completion and final account.
- Lead procurement activities including subcontractor enquiries, tender analysis, negotiations, and recommendations.
- Manage subcontractor payments, valuations, variations, claims, and final accounts.
- Monitor project costs, prepare financial forecasts, and maintain accurate commercial reports.
- Identify and manage commercial risks and opportunities throughout the project lifecycle.
- Work closely with project managers, construction teams, design teams, and senior management.
- Maintain strong working relationships with clients, consultants, subcontractors, and suppliers.
Requirements
- Proven experience as a Senior Quantity Surveyor, Managing Surveyor, Commercial Manager, or a similar senior position.
- Essential experience in new-build residential projects.
- Background with a main contractor or residential developer is required.
- Demonstrable experience in independently managing projects valued up to £25m.
- Strong understanding of the full commercial lifecycle from pre-construction to final accounts.
- Proven ability to take project ownership and lead commercial functions with minimal supervision.
- Strong commercial awareness and excellent negotiation, communication, and financial management skills.
- Proactive, self-starting approach with the ability to identify and resolve commercial issues independently.
